Game Changer: Ed St. Geme
Edmond F. St. Geme is the founder and managing partner of Jupiter Holdings LLC, a Newport Beach, California-based private investment firm specializing in alternative investments and the pursuit of superior absolute returns. Founded in 1997, Jupiter is backed by more than $1 billion of discretionary institutional capital and is highly opportunistic in its pursuit of extraordinary risk-adjusted returns in three primary areas: real estate, private equity, and marketable securities.
Ed and Jupiter operate with a strong value-oriented approach and have been influenced by the philosophy and writings of Warren Buffett. As such, Jupiter spends its time seeking investment opportunities with asymmetric risk profiles in which downside risks are limited, and yet meaningful upside and high absolute returns are likely. Historically, Jupiter has navigated the overlapping disciplines of real estate, private equity and marketable securities to identify attractive opportunities, including distressed/non-performing loan acquisitions, bankruptcies and other special situations. Jupiter’s long-term limited partners include two premier $30 billion hedge funds.
Since inception, Jupiter and its affiliates have invested more than $3 billion in privately negotiated transactions, and across a diverse range of industries and assets throughout the United States. Historically, we have found significant crossover benefits among these three investment areas, creating meaningful leverage in our investment mission: to identify and capitalize on pockets of opportunity where we believe the potential for reward meaningfully outweighs the risk incurred.
Jupiter’s real estate activities are focused primarily in the western U.S and Hawaii, and typically involve opportunistic investments in fee simple real estate, leaseholds, and mortgages where entitlement, development, leasing and management expertise can add value. We seek to take advantage of the inefficient nature of the real estate markets, and invest across a broad range of property types, with investments typically involving the purchase of assets at a significant discount to replacement cost, or development to a higher and better use.
Jupiter’s private equity activities have most recently been focused on the franchised segment, and include the ownership of two leading franchised brands (franchisors): Mountain Mike’s Pizza, a 270-unit brand operating in 8 western states, and Juice It Up!, a 100-unit brand operating in 5 western states. Jupiter owns these two companies in partnership with Chris Britt of Britt Private Capital.
Prior to founding Jupiter, Ed was engaged in real estate investment and finance for 11 years beginning in 1986. Initially with Security Pacific Corporation and later with Trowbridge, Kieselhorst & Co. (since merged into NorthMarq Capital) in San Francisco, Ed identified, structured, negotiated and completed more than $1 billion of real estate investments and financings. Property types included office, R&D, industrial, retail, hotels, apartments and land, and transactions completed with several of the nation’s leading institutional investors.
Ed received a B.A. in Economics from Stanford University, where he was also a 4-year letterman and starting free safety on the football team.
